What moves a real sanction, beyond this number: income documentation (ITR + 6 months' salary credits), job/business stability, property clear title and its valuation (LTV cap 75–90%), co-applicant income, and existing relationship with the bank. This estimator models the FOIR lever only — the rest is underwriting judgement.

Methodology & assumptions

how this number is produced

Sanction EMI = income × FOIR(band) − existing EMIs · FOIR: 50% @750+ · 45% @700–749 · 40% @650–699 · 35% below

Assumptions

  • FOIR bands are indicative of Indian lender practice and vary by lender, city and product
  • Single applicant, salaried income, no co-applicant considered
  • Property valued at or above the loan amount (LTV handled separately)

Limitations

  • Indicative estimator — not a pre-approval, sanction, or offer from any lender
  • Lender-specific rules (employer lists, branch discretion, repo-linked resets) are outside this model
  • Credit score bands are public rules of thumb; each bank publishes its own criteria

Results are informational estimates produced by MyCapitalverse's own models. They are not financial advice and may differ from how a lender, insurer or authority computes the same figure.

About this tool

Questions people ask

How do banks decide home loan eligibility?

Mainly income, existing EMIs (FOIR, usually 40–60% of net income), age, credit score and the property value (LTV).

Does checking eligibility hurt my CIBIL score?

No. Using a calculator does not create a credit enquiry. Only a lender pulling your report does.
