Home Affordability Calculator
How much house can you afford? Size the property budget from income, EMIs and a safe FOIR, plus the down payment you need.
Methodology & assumptions
how this number is producedAffordable EMI = income × FOIR − existing EMIs · Max loan = PV of affordable EMI at rate/tenure · Budget = max loan ÷ (1 − 20% down)
Assumptions
- FOIR default 45% of gross monthly income across all obligations — a discipline choice, not a lender rule
- Down payment benchmark 20% (most lenders fund 75–90% of value; 80% is the middle of that range)
- Rate held constant; tenure as entered; reducing-balance PV math
Limitations
- Excludes property costs outside the loan: stamp duty, registration, legal, moving — keep 5–8% of price liquid beyond the down payment
- Does not model income growth, rate resets, or insurance you will be nudged to buy at sanction
- A lender's sanction can differ from this budget — see the eligibility estimator for the FOIR-band view
- Planning estimate only — not financial advice
Results are informational estimates produced by MyCapitalverse's own models. They are not financial advice and may differ from how a lender, insurer or authority computes the same figure.
How to use the Home Affordability calculator
- Enter take-home income and current EMIs.
- Set the rate, tenure and down payment share.
- Read the property budget and cash you need upfront.
About this tool
Affordability is stricter than eligibility: it keeps your EMI at a level you can live with and adds the down payment, stamp duty and registration you pay upfront.

Questions people ask
How much home loan can I afford?
A common rule keeps all EMIs under about 40% of take-home pay. The calculator turns that EMI into a loan amount at your rate and tenure.
How much down payment do I need?
Banks lend up to 75–90% of the property value depending on the loan size, so plan for 10–25% plus stamp duty and registration.
